Flat roofs are commonly found on commercial or industrial facilities. Flat roof substrates can be constructed from a variety of materials including wood, concrete, metal, EPDM, modified bitumen, built-up-roof, spray foam, and steel. Traditional flat roofs are black tar colored and contain many seams where material widths limit material coverage and lead to leaks. One drawback to flat roofs is with all those seams they can be very challenging to keep watertight long term. Another drawback is their dark colors absorb the sun's energy instead of reflecting it. Studies have shown the brighter and whiter a roof surface, the more energy efficient and cool running the roof will be. The UV rays from the sun can cause roof temperatures to reach 150°F-170°F during peak summertime weather. These temperatures cause the roof to expand and contract at levels that cause the substrate to shift and reshape, causing leaks in the building. Without proper maintenance flat roofs will eventually degrade to the point where replacement is necessary.
